Training your staff to know what to look for

Whenever an estate agency joins the LNH Network, they’re given valuable training in the form of an on-boarding induction day, a full video coaching session and a training guide for each member of staff. It’s a comprehensive approach that not only equips new members with the skills they need to develop a successful Land & New Homes department, but also – and just as importantly – to coach everyone on what makes a great land lead.

Clearly, not all of those leads will bear fruit, but our intention is to focus on the most realistic opportunities. And we’ve seen time and again that the house builders in our network have been pleasantly surprised with the opportunities that our agents have been able to present them with.

One example of an agent that has really embraced land training is Preston Baker in Yorkshire, which, over the last three months, ensured that everyone in their sales and lettings operations (including property management) has taken part. The company invested fully in this new arena and as a result, its outlook and objectives have shifted dramatically. And so have its results.

In just three sessions they have generated 150 land leads from their local offices and have already been instructed on several sites to dispose of – including a 22 unit site which will generate a land fee and a guaranteed instruction on the new build units.
