Land & New Homes Network Celebrates 10 Years
Land & New Homes Network Celebrates 10 Years of Creating Opportunity
Land & New Homes Network is proud to celebrate its 10th anniversary, marking a decade of helping independent estate agents access, understand and grow within the land and new homes sector.
Since its launch, the Network has had a clear purpose: to help independent agents create new revenue streams, build stronger relationships with housebuilders and developers, and position their businesses as credible, capable and commercially valuable partners in their local markets.
Over the last 10 years, the property market has changed significantly. Housebuilders have had to respond to shifting buyer behaviour, affordability pressures, planning challenges and increased competition for attention. At the same time, estate agents have had to adapt to a changing market, with a growing need to diversify income, demonstrate value and stand out from their competitors.
Against that backdrop, Land & New Homes Network has helped independent agents recognise that land and new homes should not be seen as a market reserved only for corporates, national brands or traditional new homes specialists.
With the right support, structure, insight, and relationships, independent agents can play a powerful role in helping housebuilders build momentum, reach more buyers, and improve sales performance.
The Value of the Independent Agent
In the current market, housebuilders should be looking closely at the added power entrepreneurial independent estate agents can bring.
The right agent is not simply another route to market. They can provide additional firepower to create stronger enquiries, better-qualified buyers and improved sales rates.
Independent agents are often deeply embedded in their local communities. They are valuing homes for motivated sellers every day, speaking to active buyers daily, meeting tenants who may be ready to buy, and engaging with homeowners who need to sell before they can move.
They are also having conversations with people who may not have actively considered a new home until the right agent introduces the opportunity.
This matters.
A strong independent agent understands local market sentiment. They know what buyers are saying, where price resistance sits, which incentives are landing, and what is stopping people from making decisions. They often have strong local social media reach, established community trust and the ability to be more nimble, personal and creative in the marketing they deliver.
For housebuilders, that local influence can be extremely valuable. It can complement their existing sales and marketing activities, broaden the buyer pool, and help generate more relevant conversations.
For agents, the opportunity is equally significant. Land and new homes can create additional income, improve brand perception, deepen local relationships and open doors to wider development, planning and investment opportunities.
More Than Training
One of the biggest misconceptions about Land & New Homes Network is that it is simply a training provider.
Training is an important part of what the Network delivers. Education, confidence and understanding are essential if agents are to operate effectively in the land and new homes market.
But the Network has always been about much more than training.
Members benefit from practical tools, proven processes and strategic support designed to help them identify, approach and convert opportunities. This includes business-winning pitch documents, prospecting campaigns, market insight, data-led intelligence, marketing support and access to specialist relationships built across the sector.
These relationships span housebuilders, developers, landowners, promoters, planners, architects, funders, consultants and other professional suppliers.
The result is a wider ecosystem designed to help independent agents see opportunities earlier, approach them with confidence and position themselves as credible partners to landowners, developers and housebuilders.
As Kevin Ellis, Founder of Land & New Homes Network, explains:
“Land and new homes is not just about knowing the terminology or attending a training course. The real value comes from understanding who to speak to, what to say, how to position yourself and how to turn opportunity into income.
“Over the past 10 years, we have helped independent agents see that they have a genuine role to play in this market. They bring local knowledge, relationships, energy and care. When supported properly, they can add real value to housebuilders and create meaningful new revenue streams for their own businesses.”
Creating Long-Term Value
The Network’s work over the past decade has focused on helping agents move beyond transactional thinking and into a more strategic role within their local property markets.
For many independent estate agents, involvement in land and new homes has created opportunities to build stronger housebuilder relationships, secure new instructions, identify land and development potential, create additional fee income, improve brand positioning and access better market intelligence.
This broader role is becoming increasingly important. In a market where buyers are more cautious and housebuilders need to work harder to create momentum, local agents can provide insight, reach and influence that is difficult to replicate through centralised marketing alone.
The best independent agents care deeply about their reputation, their communities and the results they deliver. That care, combined with the right support and structure, can make them highly effective partners for housebuilders looking to improve visibility and sales performance.
Looking Ahead
As Land & New Homes Network enters its second decade, the opportunity for independent estate agents remains significant.
Housebuilders need partners who understand local buyers. Landowners need advisers who can identify potential. Agents need new ways to diversify income, strengthen their brands and stand out in competitive markets.
Land & New Homes Network will continue to support independent agents in meeting that opportunity through insight, relationships, marketing, training, practical tools and a national network built around collaboration.
Kevin adds:
“We are incredibly proud of what has been achieved over the past 10 years, but we are even more excited about what comes next.
“The opportunity for independent estate agents in land and new homes has never been greater. Our role is to help them access it, understand it and make the most of it.”
To every member, partner, housebuilder, developer, supplier and supporter who has been part of the journey so far – THANK YOU.
Ten years in, the mission remains the same, creating opportunity for independent estate agents, housebuilders and the wider sector.
