A New Chapter: Why Our 10th Year Marks A Region-by-region Expansion Of Our Associate Network
When Land & New Homes Network was established ten years ago, the aim was clear: to work with the best independent estate agents and help them build credible, profitable land and new homes departments.
At the time, land and new homes were often treated as sidelines. Our focus was on giving ambitious independent agents the structure, confidence and specialist support they needed to compete at a higher level and to work together effectively.
That mission hasn’t changed. What has changed is the landscape for opportunities.
Why Now?
Land and new homes is no longer a new field. It has become a mature, competitive, and more complex environment.
Independent agents today are working in an environment where
- Planning decisions take more time and have become more detailed
- Small and medium-sized developers are now more professional and selective
- Landowners now expect advice sooner and want it to be better informed
- Decisions made early on now carry more commercial risk
As a result, successful land and new homes departments now rely on input from a range of professionals, not just agency expertise.
That reality is the driving force behind the introduction of our Associate offering.
Strengthening the Environment Around Agents
The Associate offering is designed to support independent agents, not take attention away from them.
By carefully introducing trusted professionals who work alongside land and new homes activity, we are strengthening the broader environment that agents work in. This leads to
- Better collaboration early in the process
- Reduced risk and friction
- More informed decisions
This change has only been possible because of the strong foundations built over the last decade.
Why Region by Region Matters
We have decided to introduce the Associate offering one region at a time.
Land and new homes are local by nature. Our step-by-step approach allows us to
- Protect the value created for independent agents
- Avoid overcrowding or duplication
- Reflect local planning and market dynamics
This is not about growing just for the sake of it. It is about keeping our credibility, high standards, and long-term value.
Looking Ahead
As we enter our tenth year, this is not a reinvention; it is a refinement.
By staying true to our original purpose, while adapting to the changing market, we are helping independent agents build stronger, more resilient land and new homes businesses.
Further updates will be shared as each region opens for Associates.
